Who we are
A warranty broker that focuses on HMOs
HMO Warranties exists because HMO work does not fit neatly into the usual warranty boxes. Most of the money goes into ensuites, kitchens and fit-out rather than the structure, the existing house has to be assessed, and the people asking for cover are usually lenders and investors rather than home buyers.
We focus on that. We know which providers take on HMO work, what they want to see, and which offer cover for the fit-out as well as the structure. We prepare the proposal form with you, get quotes, and look after the process through to the certificate.
HMO Warranties is part of Latent Defects, which arranges structural warranties across the UK. Both are trading names of Finance Delta Ltd.

How we work
What you can expect from us
We are a broker, not an insurer
We arrange cover on your behalf with a limited number of specialist warranty providers and insurers. The provider named in your quotation provides the cover, and the insurer named alongside it carries the risk.
Information, not advice
We work on a non-advised basis. We find the providers likely to cover your HMO and give you the information you need to choose, but the decision is yours.
How we are paid
We are paid commission by the provider, which is a percentage of the premium, and we charge a broker fee for arranging HMO cover. Our modest broker fee is only charged on success - if we do not arrange your cover, you pay us nothing. Both are shown on your quotation, and we will tell you the commission if you ask.
Paperwork done properly
You receive our terms of business and a statement of your demands and needs before any cover is arranged. We check whether a provider is likely to be acceptable to your lender, though each lender makes the final decision.
